Do You Need a Permit to Renovate in Mississauga? A Homeowner Q&A

Short answer: often, yes. The longer answer depends on what you are changing, not on how big the job feels. If you live in Cooksville, Streetsville, Port Credit, Erin Mills or anywhere else in Mississauga, this is how to tell whether your project needs a building permit before anyone picks up a hammer.

Do I need a permit to finish my basement?

In most cases, yes, when the work goes beyond cosmetics. A permit is usually part of the picture if you are:

  • Framing new walls or rooms

  • Adding a bathroom or moving plumbing

  • Changing electrical, heating or ductwork

  • Adding or enlarging a basement window for a bedroom exit

Fresh paint, new flooring and swapping a vanity usually do not need one. Rules can vary by property, so confirm with the city.

What about a second unit?

A legal second unit, such as a basement apartment, generally needs a building permit. It also has to meet the Ontario Building Code and Fire Code for things like fire separation, exits and ventilation. Zoning and registration rules for second units are set locally, so check them with the City of Mississauga before you spend money on drawings or materials.

Can I remove a wall to open up my main floor?

Taking out a wall is one of the most common reasons a permit comes up. A wall that carries the load of the floor or roof above it is a structural change. That usually means a permit and often engineered drawings for the beam that replaces it. You cannot reliably tell a load-bearing wall by looking at it, so have a professional check before demolition starts.

Six steps before work begins

  1. Write down the scope: which walls, what plumbing, what electrical.

  2. Check your property's zoning and requirements with the City of Mississauga building office.

  3. Get drawings made. Structural changes usually need engineered details.

  4. Submit the application and wait for the permit before any work starts.

  5. Book the inspections the city lists for each stage. Electrical work often has its own permit through the Electrical Safety Authority.

  6. Pass the final inspection and keep the paperwork for the day you sell.

What if I skip the permit?

Unpermitted work can cause trouble later. It can hold up a home sale, complicate an insurance claim, or lead to an order to open finished walls for inspection. Spending a little time up front is far cheaper than that.
